ATLANTA EXPIRED & WITHDRAWN LISTING SPECIALISTS

Your Home Didn't Sell.
That Wasn't Your Fault.

Most homes that expire weren't bad homes. They had the wrong price, the wrong photos, or the wrong plan. We relist homes that other brokerages couldn't sell, and we start by showing you exactly what went wrong.

Expired, withdrawn, or just

tired of waiting?

When a listing expires, sellers usually feel two things at once: frustrated that it didn't work, and unsure whether to try again. You may have had weeks of showings with no offers, price cuts that didn't help, or an agent who stopped calling.

Relisting the same way gets the same result.

Relisting with a new plan is how homes that sat finally sell.

WHY HOMES SIT

The real reasons homes sit on the market

Price that missed the market

A price set at listing can be wrong by the second week. If buyers in your range saw newer or cheaper homes, yours became the one they used for comparison.

Photos and presentation

Online, buyers decide in seconds. Dark photos, cluttered rooms or a missing floor plan cost showings before anyone sees the house.

Limited marketing reach

Some listings go into the MLS and stop there. Buyers who weren't actively searching that week never heard about it.

Hard to show the property

Narrow showing windows, tenants, pets or short-notice requirements quietly cut the number of buyers who get inside.

Condition buyers couldn't see past

Small repairs or dated finishes can make buyers assume a bigger project. A few targeted fixes often change the conversation.

Wrong strategy for your timeline

If you needed to sell by a date, a traditional listing may not have been the right path at all.

We study why it didn't sell

We pull your listing history: days on market, price changes, showings, feedback, and what sold nearby instead of yours.

We widen the audience

Listed in both FMLS and GAMLS, plus online and social marketing to reach buyers beyond the MLS.

THE SAY I DO RELIST PLAN

How we relist a house that didn't sell

We reset the price

A fresh pricing plan based on the homes buyers actually chose, not the original estimate.

We make showings easy

A showing plan that fits your life while letting as many buyers in as possible.

We relaunch it as new

New professional photos, a rewritten description, and a launch plan, so buyers see a fresh listing, not a leftover.

You get weekly reports

Showings, feedback and what we are changing next. No disappearing agent.

Expired or withdrawn?

If your home is still under an active listing agreement with another brokerage, including a listing that was withdrawn but not released, we can't discuss representing you until that agreement ends.

Questions sellers ask after a listing expires

  • Usually one of four things: the price didn't match what buyers in your range were choosing, the photos and description didn't earn showings, the marketing didn't reach enough buyers, or the home was hard to show. Our free Relisting Review tells you which one it was.

  • An expired listing reached its end date without selling. A withdrawn listing was taken off the market early, but the agreement may still be in effect. Check whether you were released before hiring a new brokerage.

  • As soon as your previous agreement has ended or you've been released. Many sellers relist within one to two weeks, after new photos and a pricing reset.

  • Not always. Sometimes the price was right and the presentation or marketing wasn't. We'll show you the data and you decide.

  • Nothing up front. Our fee is paid from your sale proceeds at closing. The Relisting Review is free with no obligation.
